Privacy Policy

The short version

We collect the information you give us. We use it to run your analysis and deliver your study. We don't sell it. We don't share it except with the tools that help us operate. You can ask us to delete it.

What we collect

When you use the free estimator:

  • Name and email address (if you request a free summary)
  • Property inputs: type, purchase price, state, year acquired, tax bracket
  • Session data: a randomly generated session ID used to track your estimator completion
  • Referral source: if you arrived via a partner or referral link, we record that attribution

When you order a full study:

  • Everything above, plus
  • Full property address
  • Acquisition date
  • Airbnb or VRBO listing URL (if applicable)
  • Payment information (processed by Stripe — we do not store your card details)

We also collect standard analytics data automatically: pages visited, time on site, device type, browser, and approximate location. This does not include personal information.

How we use it

We use your information to:

  • Calculate your savings estimate
  • Generate and deliver your cost segregation study
  • Send your free summary by email
  • Follow up on your order status
  • Respond to your questions
  • Attribute your order to a referring partner if applicable
  • Improve our product

We do not use your information for advertising. We do not sell your data. We do not share it with third parties except as described below.

Who we share it with

We use third-party service providers to operate Segmint, including payment processors, email delivery services, workflow automation tools, database and order management platforms, document generation services, and AI processing services. These providers access only the data necessary to perform their function.

The following providers handle particularly sensitive data and are named explicitly:

  • Stripe — payment processing. Your payment information is handled directly by Stripe and is never stored by Segmint.
  • Postmark — transactional email delivery. Your name and email address are used to deliver your estimate summary and study notifications.
  • Anthropic Claude API — AI-assisted study generation. Property data you provide is processed by Anthropic's API to produce your cost segregation report. This data is not used to train Anthropic's models.

If you were referred to Segmint by a certified partner or referral partner, your name, property address, and study outcome may be shared with that partner for fulfillment and referral attribution purposes. Your payment information is never shared with partners.

Data storage and security

Your data is stored in the United States on SOC 2 Type II and ISO 27001 certified infrastructure. Data is encrypted at rest and in transit. Payment processing is handled by Stripe, which maintains PCI DSS certification. We use industry-standard access controls and secure document generation practices. No system is perfectly secure. If we become aware of a data breach that affects you, we will notify you promptly.

Your rights

You can ask us to:

  • Tell you what data we hold about you
  • Correct inaccurate data
  • Delete your data
  • Export your data in a readable format

Cookies

We use cookies for basic site functionality, analytics, and referral attribution. If you arrive via a referral link, a cookie is stored for up to 30 days to attribute your purchase to the referring partner. We do not use advertising or tracking cookies. You can disable cookies in your browser settings — some parts of the site may not function correctly if you do.

Children

Our service is not directed at children under 13. We do not knowingly collect data from children.

Changes to this policy

We may update this policy from time to time. We'll update the date at the top when we do. If we make significant changes, we'll note them prominently.
