Overview
Segmint LLC ("Segmint", "we", "us") provides cost segregation analysis tools and reports through usesegmint.com. By using our site or purchasing a study, you agree to these terms.
What Segmint provides
Segmint provides two things: a free savings estimator and paid cost segregation studies. Both are analytical tools based on the information you provide and publicly available property data. Segmint is not a tax advisor, CPA, attorney, or financial advisor. Nothing on this site constitutes tax, legal, or financial advice. Our studies are prepared to support the work of your qualified tax professional. You should always consult a licensed CPA or tax advisor before making decisions based on our output.
The free estimate
The free savings estimate is a benchmark calculation based on your property type, purchase price, and tax bracket. It uses standard reclassification rates and is not based on your specific property's components. It cannot be used to substantiate deductions with the IRS. It is a planning tool only.
The full study
Paid cost segregation studies are prepared using IRS ATG-aligned methodology, public assessor records, and listing data available at the time of your order. Pricing is based on your property's projected Year 1 tax savings and is confirmed in your estimate email before purchase.
Co-branded partner studies
If you ordered through a Segmint certified partner, your study will be co-branded with that partner's name and delivered through them. Your relationship with that partner is governed by their own terms of engagement.
Eligibility and refunds
If your property is found to be ineligible for cost segregation after payment, we will refund your payment in full. Eligibility is assessed based on the information you provide. Providing inaccurate information may affect your eligibility for a refund. Refunds are not available for studies that have been completed and delivered.
Your responsibilities
You agree to provide accurate information when using our tools. You understand that the accuracy of your estimate and study depends on the accuracy of the information you provide. You are responsible for sharing our output with a licensed tax professional before taking any action based on it.
Intellectual property
The Segmint brand, website, tools, and study format are our property. You may not reproduce, resell, or distribute our output without written permission.
Professional liability coverage
Segmint carries professional liability (E&O) insurance with $1M per-claim and $1M aggregate coverage.
Limitation of liability
To the fullest extent permitted by law, Segmint's liability to you for any claim arising from your use of our services is limited to the amount you paid us. We are not liable for indirect, consequential, or incidental damages.
Governing law
These terms are governed by the laws of the State of Utah, without regard to conflict of law principles.
Changes to these terms
We may update these terms from time to time. We'll update the date at the top when we do. Continued use of the site after changes constitutes acceptance.
